Questions all tenants should ask their Landlord before moving.

We have listed some really important questions you need to ask your future landlord or letting agent, to ensure the property is right for you.  Some may seem simple, however its always good to have a checklist, we have all been there when we go into a situation, come out and say oh I wish I asked that!  Well here we have it all for you a comprehensive list. 

  1. Am I allowed to decorate the apartment without penalty? This is a great one, as some Landlords would like you to return the property to it’s original state.
  2. Are pets allowed? If so, is there a fee?  Some Landlords do not allow pets, but this is very much dependant on the pet, so I would always ask, even if the property is not advertised as pets allowed.
  3. Are utilities included? If so, which ones?
  4. What happens when there’s a maintenance problem in the apartment?
  5. What would it take to break the lease?   This is really finding out about the clause in the agreement, what will it cost for you to break the agreement.
  6. What’s your subletting policy?  If you are renting a large house you may wish to rent a room for a while.
  7. Will I be able to renew the lease if I want to, or even go month-to-month afterwards?
  8. How much notice do you usually give before you or your representative shows up at the property?
  9. Which furnishings or appliances are included?
  10. How’s the crime in the neighbourhood, and has this property experienced any break-ins
  11. What is the maintenance and repair policy?
  12. Where will my deposit be held?
  13. How often are the locks changed?
  14. How many times has this been rented before?
  15. Who is responsible for the maintenance of the garden?
  16. What is the area like? Are your preferred amenities and transport links within easy reach?
  17. Have all appliances had safety checks (PAT tested)? Is the paperwork available to view?
  18. Is there a landlord's gas safety record available to view?
  19. Are there carbon monoxide detectors present?
